The Land Registry (LR) is the sole source of the factual house prices at which properties in England & Wales are transacted. Only LR data include the prices of properties purchased with cash. Such properties normally comprise 20% or 25% of sales but can take higher proportions at particular times e.g. when mortgages are in short supply, in particular areas such as in prime
London boroughs and for particular properties, such as those in desirable locations. Acadametrics employs LR data in the following:.
- LSL Property Services/Acadametrics House Price Index
(LSL Acad HPI) prepared since September 2003, originally as the FT House Price Index (FTHPI). LSL Acad HPI is the only house price index to reflect the entire data, as opposed to data samples, and provides mix and seasonally adjusted results at national, regional and county/unitary district/London borough levels
- Acadametrics Prices and Transactions (APAT)
comprising LR average house prices and sales data at national, county, unitary district and London borough levels as a time series from 1995. APAT prices are provided by property type and are supplied with interactive charts to assist users. APAT data form the basis for our Acadametrics Residential Asset Calculator (see Collateral Valuation)
- illustrative House Price Calculator
providing illustrative current values for properties for which an earlier price at a prior date are known
- Index Development
led by our Dr Stephen Satchell, although use of LR data is only one of many options
